IMPORTANT NOTE:
Many of the 'Outside the Box' programs that were freely available, no longer are. Banking is moving back to traditional lending practices. In most cases, rightly so. With the final collapse of the largest mortgage lender, Countrywide (they are calling it a buyout) and other large names to follow, there will be fewer options available. But, options are still available. Rates are still at near record lows (below 6% for conforming 30 yr fixed rate loans up to $417,000 currently) for those who can qualify under these more restrictive guidelines.
The Zero Down programs are all but gone, especially buyers looking to purchase in markets that continue to decline. You may qualify for the program, but the location of the property will dictate whether or not the lender will commit to that level of risk. Usually, not.
Bottomline, make your decisions wisely. Real Estate is an investment. Treat it accordingly.

Lot and Single Close Construction Loans - up to 90% Lot Loans, 1, 3 and 5 year terms. One Time Construction Loans to $5M, including SPEC Construction Loans. Nevada only, minimum loan amount $175,000.
Single Close construction loans Up to $5,000,000.00.
